With a standardized service in every jurisdiction, National Trustee provides lender clients with a single source trustee for all trust documents eliminating the requirement for multiple trustees and the need to prepare and execute trustee substitution instruments.

Significant savings are realized by eliminating the complications and delays that lenders routinely face when preparing and executing documents when they rely on multiple trustees. If the trustee named on a deed of trust is not available when a related instrument requires their signature, the lender has had no option but to prepare and record a trustee substitution document along with the primary instrument. If the wrong trustee executes a document, which happens with astounding frequency, a potential legal issue may arise that could invalidate the document, impair the property title, nullify a lien and compromise a subsequent property transfer or foreclosure. These complications present a significant business and financial risk for the lender or servicer.

Documents requiring execution by the trustee may be signed at the lender’s business location by National Trustee’s authorized representative. Alternatively, documents may be transmitted directly to National Trustee as late as 8 PM Eastern Time on business days where they can be executed by a company trustee officer. The documents are then forwarded to FedEx that same evening for delivery to the lender’s specified destination by the next business day. When requested, same day service is also available.

When National Trustee serves as the lender’s single source trustee on all deed of trust instruments, multiple trustees are no longer needed and a substitute trustee will never be required. The single source trustee simplifies every lender’s trustee dilemma.
